Frequently asked questions

What is your application process?

We have a two-part application process: the first part does not include a fee, but we will be carefully screening your rental and work history as well as request personal references. 

 

We want to see a minumum two years of rental and work history, more is preferred. Incomplete applications will not be reviewed.

 

If we elect to move forward with you as one of our final candidates, we will run a background and credit check which will require a $40 fee per person. We're happy to give you a copy of that report for your records.

Are there any specific policies or requirements potential renters should know upfront (e.g., pet policies, lease terms)?

We required a minimum one-year lease. Rent is expected to be paid on-time on the first of the month by 5pm, else subject to late fees.

 

The security deposit and first month's rent will be due at lease signing. There may be additional rent charges and deposits required for pets. We strongly encourage all of our tenants to carry renters insurance. 

 

We prohibit smoking on the premises.


What are your pet policies?

Each rental place is slightly different. In general, we prefer assistive animals only. However, in some cases, we are willing to consider your pet. Additional rent fees and deposits will be required. You will be required to sign an pet agreement that obligates you to certain best practices for responsible pet ownership. Renter's insurance will be required if you have a pet.

We do not allow puppies, certain aggressive breeds or more than one to two pets, depending on the type of pet. We do not tolerate nuissance barking. 

What makes renting from Carpenter Rentals different from other rental options in Prescott?

We are not a property management company. We have bought and lovingly repaired and upgraded a few homes in the downtown Prescott area over the years and offer these properties for rent for those interested in unique spaces within walking distance to downtown.

 

Many of the improvements include energy efficient upgrades to make your living space more comfortable and cost-effective from an energy standpoint. All of our locations include off-street parking and washer and drying within the dwelling. 

 

We'll work directly with you to address any issues that come up during your occupancy of one of our rentals.


What are some of the benefits of living in downtown Prescott, and how do your properties enhance that experience?

With Prescott's mild four seasons, walking around the downtown area is almost always an option. Many of our properties are located only a short walk from parks or open spaces and are generally on quieter streets. Several places have outstanding views and most have ample outdoor space to enjoy the views and relax. 


What utilities are included?

For most places, you will be responsible for all utilities including water, trash, electric, gas, internet/TV, etc. If any of those utilities are included in the lease, we'll let you know when we first speak with you about the property.
